Actions Arising

Lease renewal negotiations feedback
The landlord has decided to increase the rent on the premises to $2,000 PCM.
This is a 3% increase on the current rent. The term offered is 1 year with
re-negotiation for a following year.
The committee group was asked to research alternate premises (in the
north-west suburbs of Melbourne) as the consensus was that the increase in
rent cannot be afforded by CAI-Vic.

Penni will post the appropriate suburbs to the CAI-Vic mailing list.

Issues to consider regarding new premises are security deposit required,
transport/parking facilities, OHS considerations, transfer of ADSL to new
address, size of building in excess of 500 square metres.

The Real Estate Institute of Victoria (REIV) requires personal guarantors
according to the estate agent we are dealing with (this is WB Simpson). This
is another issue as we need guarantors when we sign a new lease.

Our current lease at Rosslyn St. ends on 5 December 2002.
A 'moving' meeting to be held at CAI-Vic has been scheduled for Tuesday 26
December 2002 at 2.00pm.
